South Florida is three FHFA divisions, not a rent roll

Miami, Broward, and Palm Beach are not one house-price print. FHFA reports metropolitan divisions, not a single South Florida HPI. In the 2026 Q2 all-transactions table, Miami-Miami Beach-Kendall is up 1.27% year over year and down 0.65% in the quarter. Fort Lauderdale-Pompano Beach-Sunrise is up 0.77% year over year and up 0.66% in the quarter. West Palm Beach-Boca Raton-Delray Beach is up 3.65% year over year and down 1.06% in the quarter. A stacked rent roll that pretends those three rows are one occupancy number is still a packet, not a series.

Tenure context is a purchase tape, not occupancy

6.81% as of August 28 can explain why some households stay. It is not a vacancy rate. Count notices, vacant days, and collected cash on the rent roll.

What CPI can say, and what the owner packet cannot

BLS publishes a Miami-Fort Lauderdale-West Palm Beach CPI-U. For June 2026 the official release has all items up 0.1% from April to June and up 3.4% from a year earlier. FRED’s BLS reprint then shows an August 2026 all-items index of 370.123, versus 369.764 in June, updated September 11. This desk has not sourced a 12-month percent for the August local release from the news-release table, so it will not invent one.

Quote the file: notices, vacant days, concessions, collected rent. BLS shelter and all-items are not cash posted. Census HVS is still the national vacancy series and it is quarterly. This desk will not publish a Miami condo occupancy index or an HOA special-assessment survey it did not read.

What still sits on the national tape

The last official daily 30-year cited here is 6.81% as of August 28. That is a purchase-rate overlay for who can buy the vacant unit, not a lease. Friday already said the last weekday before FOMC week is not a lock. The 10-year CMT is 4.73% on August 28 if someone wants to talk takeout on the same campus.

The opening local note already said a city URL is not a mill. Today’s point is the opposite error: blending three official divisions into one “Miami market” slide.
