A Saturday courtesy hold is not a lease

Saturday’s operations note is about the unit you promised to keep off the sheet, not about inventing occupancy. Thursday already said a signed application is not first-month cash. Friday already said a key handoff is not a full month of rent. Today a prospect wants a courtesy hold through the weekend before FOMC week. A hold is a courtesy. Occupancy is a signed lease and cash that posted. Census HVS did not update because someone asked you to wait until Monday.
Tenure context is a purchase tape, not occupancy
6.81% as of August 28 can explain why some households stay. It is not a vacancy rate. Count notices, vacant days, and collected cash on the rent roll.

What should a manager count on a hold Saturday?
Count units on hold, applications that still have not funded, keys that already went out, and units that are still dark. Put them in different columns. A full hold list can look like a full building. It does not become occupancy until a lease is executed and rent is collected. September 5 already said a closed office does not stop vacant days. A courtesy hold does not pause that column either.
Do not drop in 6.81% as an occupancy rate. That is the last cited purchase-mortgage daily index as of August 28. This desk has not sourced a newer coupon. Do not drop in July’s payrolls decline of 23,000 as a hold policy. That is a jobs count. BLS CPI rent still waits on this week’s inflation calendar. When that series publishes, it is national lease inflation, not Unit 2B’s hold.
What this desk will not invent because the hold list grew
This desk will not publish a city hold-conversion index, a weekend-traffic print, or a made-up HVS figure. Quote the rent roll: notices, vacant days, concessions, collected rent, and holds that have not become cash. If a prospect asked to wait until after the FOMC, that is a courtesy. It is not Census vacancy.
