Hernando has one city and a county HPI

The Tampa Bay note already split two metropolitan divisions. Hernando County is a different error: treating Brooksville, Spring Hill, and every named community as if they share a city print. The 2020 Census place-by-county file lists one incorporated city in this county: Brooksville. FHFA’s annual all-transactions House Price Index for Hernando County, reprinted on FRED as ATNHPIUS12053A, is 348.20 in 2025 versus 350.29 in 2024. That is a county index, 2000=100, last updated March 31, 2026. It is not a Brooksville coupon.
What the cited tape move does to a $400,000 30-year shape

The one city, the Census places, and the city that is gone
Brooksville is the only incorporated place in Hernando County in the 2020 Census file. The same file names twenty-one Census-designated places, not cities: Aripeka, Bayport, Brookridge, Garden Grove, Hernando Beach, High Point, Hill 'n Dale, Istachatta, Lake Lindsey, Masaryktown, Nobleton, North Brooksville, North Weeki Wachee, Pine Island, Ridge Manor, South Brooksville, Spring Hill, Spring Lake, Timber Pines, Weeki Wachee Gardens, and Wiscon. Aripeka also appears in Pasco County in that file. This desk will not invent a median, days on market, or an HPI for any of those places.
Weeki Wachee is not a current city. Florida Chapter 2020-196, CS/HB 1215, abolished the municipality on June 9, 2020, and transferred its assets and legitimate liabilities to Hernando County. North Weeki Wachee and Weeki Wachee Gardens remain Census-designated places. They are not a city revival. The opening local note already said a city URL is not a series.
What the county HPI and the four-county CPI can say
The FRED reprint of FHFA’s annual all-transactions series for Hernando County is not the quarterly Tampa or St. Petersburg-Clearwater-Largo metropolitan-division rows. The same annual series is 343.07 in 2023, 318.84 in 2022, and 251 in 2021. A 2025 county index below 2024 is still a county index. It does not become a Spring Hill listing pitch.
BLS’s Tampa-St. Petersburg-Clearwater CPI-U names the Core Based Statistical Area as Hernando, Hillsborough, Pasco, and Pinellas. For July 2026 that release has all items down 0.1% from May to July and up 1.9% for the year. Shelter rose 0.4% over those two months and 0.2% over the year. That is a four-county overlay. It is not a Brooksville CPI and not a local 30-year. The last official daily 30-year cited here is still 6.81% as of August 28. Friday already said the last weekday before the September 15–16 FOMC is not a lock. Keep Freddie Mac’s weekly 30-year at 6.66% as of August 27. Use the payment calculator only as a shape.
