A signed application is not first-month cash

Thursday’s operations note is about the paper in the file, not about inventing occupancy. Wednesday already said a leftover Tuesday tour is not a lease. Today those tours can become applications. An application, even a signed one, is a file. Occupancy is first-month cash that actually cleared. Census HVS did not update because someone filled out a form. Count deposits and first-month receipts next to the rent roll, not next to the application stack.

What should a manager count on a Thursday after the backlog?

Count applications started, applications approved, leases executed, and first-month cash that posted. Put them in different columns. A thick application stack after Labor Day can look like a full building. It does not become occupancy until rent is collected. Saturday already said vacant days do not pause while the file sits. Do not treat a signed PDF as a posted receipt.

Do not drop in 6.81% as an occupancy rate. That is the last cited purchase-mortgage daily index as of August 28. This desk has not sourced a newer coupon. Do not drop in July’s payrolls decline of 23,000 as a conversion plan. That is a jobs count. BLS CPI rent still waits on this week’s inflation calendar. When that series publishes, it is national lease inflation, not Unit 2B’s first-month ACH.

What this desk will not invent because the application stack grew

This desk will not publish a city application-to-cash rate, a Thursday conversion index, or a made-up HVS print. Quote the rent roll: notices, vacant days, concessions, collected rent, and cash that actually posted. If a resident applied today and the deposit has not cleared, the unit is still dark for the owner packet.

This publication does not manage buildings or write leases. Show the owner the files and the still-uncollected units. Then decide whether asking rent, concessions, or vendor schedules have to move on a sourced tape, not on an application count.
