A Florida headline is not a metro print

Last updated:

This is the first local-section note. It is a Florida beat, not a Tampa inventory survey. Saturday’s residential note already said a Saturday offer is not pending home sales. The same split is true with a city name attached. The last official daily 30-year cited here is still 6.81% as of August 28. A Florida letter that treats that coupon as a Hillsborough print is still a hope tape.

What the cited tape move does to a $400,000 30-year shape

Principal and interest only, from 6.71% as of Aug 14 to 6.81% as of Aug 28. That is about $27 more per month before tax and insurance. Run the calculator. Not an approval.

What this section will publish, and what it will not invent

A local note names the market and a source that is actually about that market: a dated FHFA House Price Index release for a named CBSA, a Census construction table that names the metro, a county assessor or clerk fact, a state insurance filing, or a public REIT disclosure. If that print is not on the page, the note will say so and keep the national tape.

This desk will not invent a Tampa median sale price, Orlando days on market, a Miami condo index, a Fort Myers rebuild survey, a Citizens premium, or a county millage. Those numbers exist when a named series or filing publishes them. They do not exist because the URL says Tampa Bay. The retired city-by-keyword pages are not this section.

What still sits on the national tape today

Saturday is not a weekday mortgage-index day. Friday already said the last weekday before FOMC week is not a lock. The Federal Open Market Committee still meets September 15–16. Keep Freddie Mac’s weekly 30-year at 6.66% as of August 27. Keep the 10-year CMT at 4.73% on August 28. The 15-year context from that Friday daily print is 6.35%.

Use the payment calculator only as a shape. Add tax and insurance for the county you actually underwrite, when you have those numbers. The result is not an approval. This publication does not originate loans or take applications. A Florida pre-qual that skips to Tuesday’s vote is the same weekend letter the lending desk already refused.

How a later Tampa or Orlando note will be different

A Tampa Bay, Hernando County, Pasco County, Hillsborough County, Pinellas County, Orlando, Jacksonville, South Florida, or Southwest Florida note will say which CBSA or county it is about. It will cite the dated release or filing. If the only sourced figures are still the national indexes, the local page will repeat that and wait.

The four national desks stay up. Local is an overlay, not a fifth newsroom that invents occupancy for a named city. If you want the Saturday national split, read the same-day desk notes. If you want a metro piece, wait until this section has a source worth the byline.

FAQ

Does this opening note cite a Tampa or Orlando housing print?

No. This note is the section rule. Later September 12 local notes cite FHFA’s 2026 Q2 tables for named metros and divisions. This page still does not invent a median, days on market, or a county inventory survey. The last official daily 30-year cited here is still 6.81% as of August 28, 2026.

Is the local section a city-by-keyword mill?

No. Markets are a short list of beats this desk will write when a named source exists. Retired location templates are not citable local research. Prefer /local and the dated note.
