Is the local section a city mill?

No. It is a short list of named Florida beats. A market page exists so a dated note can live there. It does not invent a median price, days on market, or a cap rate for every town.

Will every market have a note every day?

No. Empty desks do not ship, and empty local beats stay empty until there is a source. National desk notes still apply.

Does a local note replace the national 30-year?

No. The last cited national daily 30-year remains the purchase tape until a newer dated index is sourced. A city name does not create a coupon.

Pinellas County has twenty-four incorporated cities and towns. FHFA’s annual county HPI via FRED is 413.90 in 2025 versus 422.54 in 2024. That is not the St. Pete MSAD row and not a Clearwater median. Keep 6.81% as of August 28.
