Tampa and St. Pete are two FHFA prints, not a local 30-year

Tampa Bay is not one house-price row. FHFA’s 2026 Q2 all-transactions table, not seasonally adjusted, has the Tampa metropolitan division up 1.07% year over year and down 0.41% in the quarter. The St. Petersburg-Clearwater-Largo division is down 0.09% year over year and down 0.07% in the quarter. The last official daily 30-year cited here is still 6.81% as of August 28. A Bay-area letter that averages those two HPIs into a coupon is a hope tape.

What the price table named, and what CPI added

FHFA split this market. Tampa’s five-year all-transactions change in the same table is 47.80%. St. Pete’s is 43.61%. Ranking on the one-year list is 181 for Tampa and 216 for St. Pete. Do not mash them into a Hillsborough-Pinellas blend and call it official.

BLS has a local CPI here, which Orlando and Jacksonville do not publish as a standalone news release. The Tampa-St. Petersburg-Clearwater CPI-U fell 0.1% from May to July and rose 1.9% for the 12 months ending July. Shelter rose 0.4% over those two months and 0.2% over the year. Energy fell 7.7% over the two months. That is a price-of-living print for the CBSA. It is not rent-roll cash, and it is not a mortgage index.

What a Saturday letter still cannot buy

Friday already said the last weekday before FOMC week is not a lock. The Federal Open Market Committee still meets September 15–16. Keep Freddie Mac’s weekly 30-year at 6.66% as of August 27. An FHFA quarter that closed in June does not price Tuesday’s statement.
