Southwest Florida is a beat, not one official metro print. FHFA’s 2026 Q2 all-transactions table has Cape Coral-Fort Myers down 2.08% in the quarter and down 0.90% from a year earlier, rank 230. That is the weakest year-over-year row among the Florida metros this section named today. Naples-Marco Island is not in that ranked table. FRED’s reprint of the same FHFA all-transactions series shows a Naples index of 572.25 in 2026 Q2, 570.63 in 2026 Q1, and 567.47 in 2025 Q2. Two geographies. Two reads. No cap rate.

4.73% is the last named 10-year CMT, August 28. 6.81% is the last named daily 30-year, used here only as analog pressure. A residual still needs a real spread.

What a residual still prices off

The last sourced 10-year CMT on this site is 4.73% on August 28. Saturday’s national commercial note already said a weekend residual cannot price the FOMC. An HPI quarter that ended in June does not become a term sheet. This desk will not invent a Lee County cap-rate survey, a Collier luxury index, or a rebuild-cost print from a house-price row.

Cape Coral’s five-year all-transactions change in the ranked table is 27.83%. That is not NOI. Public REIT filings and the Fed SLOOS remain the places for named credit facts when they publish.

What still sits on the purchase tape

The last official daily 30-year cited here is 6.81% as of August 28. Freddie Mac’s weekly 30-year is 6.66% as of August 27. Friday already said the last weekday before the September 15–16 FOMC is not a lock. A Fort Myers brochure that treats a negative HPI year as a free option on Tuesday’s vote is still a brochure.
