Florida’s state HPI is not a Tampa print

The opening local note already said a Florida headline is not a metro print. FHFA’s August 25 release now gives this desk a dated state number. The seasonally adjusted purchase-only House Price Index for Florida rose 0.18% in the second quarter and 0.96% from a year earlier, rank 41 on the one-year list. The same report has U.S. house prices up 0.3% in the quarter and 2.1% year over year. A state rank is not a Hillsborough median.

What the cited tape move does to a $400,000 30-year shape

Principal and interest only, from 6.71% as of Aug 14 to 6.81% as of Aug 28. That is about $27 more per month before tax and insurance. Run the calculator. Not an approval.

What the August 25 table actually named

FHFA’s state table is purchase-only and seasonally adjusted. Florida’s five-year change in that table is 37.47%. The U.S. year-over-year figure in the Q2 report is 2.1%. Florida’s 0.96% is slower than the national purchase-only year. That is a state comparison. It is not Orlando-Kissimmee-Sanford. It is not Miami-Miami Beach-Kendall. Saturday’s national residential note already said a Saturday offer is not pending home sales. The same split holds after a state HPI: a closed-sale repeat-sales index with a lag is not NAR, not Census new-home sales, and not a weekend contract stack.

What still sits on the national tape

The last official daily 30-year cited here is 6.81% as of August 28. Freddie Mac’s weekly 30-year is 6.66% as of August 27. The 10-year CMT is 4.73% on August 28. A Florida HPI rank does not rewrite those coupons. Friday already said the last weekday before FOMC week is not a lock. The meeting is still September 15–16.
