Orlando has an HPI and no local CPI release

The opening local note already said a theme-park headline is not a housing print. FHFA’s August 25 table now names this metro. The all-transactions House Price Index for Orlando-Kissimmee-Sanford, not seasonally adjusted, rose 0.83% from a year earlier and fell 0.45% in the second quarter. That is the price series this desk has. BLS does not publish a standalone Orlando CPI news release the way it does for Tampa and Miami.

Principal and interest only, from 6.71% as of Aug 14 to 6.81% as of Aug 28. That is about $27 more per month before tax and insurance. Run the calculator. Not an approval.

What this metro row is, and what it is not

Orlando ranks 191 on FHFA’s one-year all-transactions list. The five-year change in that row is 45.41%. Compare it to the Florida state purchase-only year of 0.96% only with the method label attached: state is seasonally adjusted purchase-only; this metro row is not-seasonally-adjusted all-transactions. Do not subtract them and call the gap official.

The last official daily 30-year cited here is 6.81% as of August 28. Freddie Mac’s weekly 30-year is 6.66% as of August 27. An HPI quarter that ended in June does not lock a Saturday letter. Friday already said the last weekday before the September 15–16 FOMC is not a lock.
