Pinellas has twenty-four municipalities and a county HPI

The Hillsborough County note already said three cities still share one annual index. Pinellas County is the packed version of that error. The 2020 Census place-by-county file lists twenty-four incorporated municipalities here, from St. Petersburg and Clearwater to Belleair Shore. Palm Harbor is still a Census-designated place. FHFA’s annual all-transactions House Price Index for Pinellas County, reprinted on FRED as ATNHPIUS12103A, is 413.90 in 2025 versus 422.54 in 2024. That is a county index, 2000=100, last updated March 31, 2026. It is not a St. Pete Beach coupon.
What the cited tape move does to a $400,000 30-year shape

Every incorporated place, and the CDPs that are not cities
The 2020 Census file names seventeen cities: Belleair Beach, Belleair Bluffs, Clearwater, Dunedin, Gulfport, Indian Rocks Beach, Largo, Madeira Beach, Oldsmar, Pinellas Park, Safety Harbor, St. Pete Beach, St. Petersburg, Seminole, South Pasadena, Tarpon Springs, and Treasure Island. It names seven towns: Belleair, Belleair Shore, Indian Shores, Kenneth City, North Redington Beach, Redington Beach, and Redington Shores. St. Pete Beach is not St. Petersburg. Kenneth City is a town, not a city revival of the county name.
The same file names thirteen Census-designated places: Bardmoor, Bay Pines, Bear Creek, East Lake, Feather Sound, Greenbriar, Harbor Bluffs, Lealman, Palm Harbor, Ridgecrest, South Highpoint, Tierra Verde, and West Lealman. Palm Harbor is not a city. Lealman is not a city. This desk will not invent a median, days on market, or a barrier-island HPI for any of those names. The opening local note already said a city URL is not a series.
What the Pinellas index is not
The FRED reprint of FHFA’s annual all-transactions series for Pinellas County is not the quarterly St. Petersburg-Clearwater-Largo metropolitan-division row. That MSAD all-transactions print, not seasonally adjusted, was −0.09% year over year and −0.07% in the quarter in the 2026 Q2 table. Different label. Different frequency. Twenty-four municipal names do not turn that division row into twenty-four city indexes. The same Pinellas annual series is 406.90 in 2023, 373.71 in 2022, and 299.41 in 2021. A 2025 county index below 2024 is still a county index.
BLS’s Tampa-St. Petersburg-Clearwater CPI-U names the Core Based Statistical Area as Hernando, Hillsborough, Pasco, and Pinellas. For July 2026 that release has all items down 0.1% from May to July and up 1.9% for the year. Shelter rose 0.4% over those two months and 0.2% over the year. That overlay includes Pinellas. It is not a Clearwater CPI and not a local 30-year. Sunday is not a weekday mortgage-index day. The last official daily 30-year cited here is still 6.81% as of August 28. Friday already said the last weekday before the September 15–16 FOMC is not a lock. Keep Freddie Mac’s weekly 30-year at 6.66% as of August 27. Use the payment calculator only as a shape.
