Pasco has six municipalities and a county HPI

The Hernando County note already said one city is not a county print. Pasco County is the other error: six incorporated names still share one annual index. The 2020 Census place-by-county file lists Dade City, New Port Richey, Port Richey, San Antonio, and Zephyrhills as cities, and St. Leo as a town. Wesley Chapel, Land O' Lakes, Holiday, and Hudson are Census-designated places. FHFA’s annual all-transactions House Price Index for Pasco County, reprinted on FRED as ATNHPIUS12101A, is 366.26 in 2025 versus 375.87 in 2024. That is a county index, 2000=100, last updated March 31, 2026. It is not a Wesley Chapel coupon.

The six municipalities, and the places that are not cities
The incorporated list in the 2020 Census file is short: Dade City city, New Port Richey city, Port Richey city, San Antonio city, Zephyrhills city, and St. Leo town. St. Leo is a town, not a fifth-and-a-half city. The same file names twenty-eight Census-designated places: Aripeka, Bayonet Point, Beacon Square, Connerton, Crystal Springs, Dade City North, Elfers, Heritage Pines, Holiday, Hudson, Jasmine Estates, Key Vista, Lacoochee, Land O' Lakes, Meadow Oaks, Moon Lake, New Port Richey East, Odessa, Pasadena Hills, Quail Ridge, River Ridge, Shady Hills, Trilby, Trinity, Wesley Chapel, Zephyrhills North, Zephyrhills South, and Zephyrhills West. Aripeka also appears in Hernando County. This desk will not invent a median, days on market, or a city HPI for any of those names.
A Zephyrhills North, South, or West row is a CDP next to the city, not a separate coupon. New Port Richey East is not New Port Richey city. The opening local note already said a city URL is not a series. Six municipal charters do not create six official house-price prints.
What the Pasco index can say that a city letter cannot
The FRED reprint of FHFA’s annual all-transactions series for Pasco County is not the quarterly Tampa or St. Petersburg-Clearwater-Largo metropolitan-division rows, and it is not Hernando County’s ATNHPIUS12053A series. The same Pasco annual series is 371.34 in 2023, 339.10 in 2022, and 263.37 in 2021. A 2025 county index below 2024 is still a county index. It does not become a Land O' Lakes listing pitch.
BLS’s Tampa-St. Petersburg-Clearwater CPI-U names the Core Based Statistical Area as Hernando, Hillsborough, Pasco, and Pinellas. For July 2026 that release has all items down 0.1% from May to July and up 1.9% for the year. Shelter rose 0.4% over those two months and 0.2% over the year. That overlay includes Pasco. It is not a New Port Richey CPI and not a local 30-year. Sunday is not a weekday mortgage-index day. The last official daily 30-year cited here is still 6.81% as of August 28. Friday already said the last weekday before the September 15–16 FOMC is not a lock. Keep Freddie Mac’s weekly 30-year at 6.66% as of August 27. Use the payment calculator only as a shape.
