These notes are about Palm Beach County as a whole. West Palm Beach, Boca Raton, and the Town of Palm Beach are three different municipalities. The house-price number we cite is a county index.

What the cited tape move does to a $400,000 30-year shape

Principal and interest only, from 6.71% as of Aug 14 to 6.81% as of Aug 28. That is about $27 more per month before tax and insurance. Run the calculator. Not an approval.

The cities, and the places that are not cities

The 2020 Census lists thirty-nine incorporated places: Atlantis, Belle Glade, Boca Raton, Boynton Beach, Briny Breezes, Cloud Lake, Delray Beach, Glen Ridge, Golf, Greenacres, Gulf Stream, Haverhill, Highland Beach, Hypoluxo, Juno Beach, Jupiter, Jupiter Inlet Colony, Lake Clarke Shores, Lake Park, Lake Worth Beach, Lantana, Loxahatchee Groves, Manalapan, Mangonia Park, North Palm Beach, Ocean Ridge, Pahokee, the Town of Palm Beach, Palm Beach Gardens, Palm Beach Shores, Palm Springs, Riviera Beach, Royal Palm Beach, South Bay, South Palm Beach, Tequesta, Wellington, Westlake, and West Palm Beach. The Town of Palm Beach is not the same place as Palm Beach County or as West Palm Beach.

The same file also names unincorporated communities. We will not invent a sale price for those places. The Palm Beach County index is also not the West Palm Beach-Boca Raton-Delray Beach metro-division row from FHFA’s 2026 Q2 table (+3.65% year over year).

What the county house-price number is
