Lake County has fourteen municipalities and a county index

Last updated:

These notes are about Lake County as a whole. Fourteen cities and towns are incorporated, including Clermont, Leesburg, Mount Dora, and Tavares. The Villages is next door in Sumter County — it is not a Lake County city on this page. The house-price number we cite is for Lake County.

What the cited tape move does to a $400,000 30-year shape

Principal and interest only, from 6.71% as of Aug 14 to 6.81% as of Aug 28. That is about $27 more per month before tax and insurance. Run the calculator. Not an approval.

The cities, and the places that are not cities

The 2020 Census lists fourteen incorporated places: Astatula town, Clermont city, Eustis city, Fruitland Park city, Groveland city, Howey-in-the-Hills town, Lady Lake town, Leesburg city, Mascotte city, Minneola city, Montverde town, Mount Dora city, Tavares city, and Umatilla city.

Named unincorporated communities include Altoona, Astor, Ferndale, Four Corners, and Sorrento. Four Corners also appears in Orange, Osceola, and Polk counties. We will not invent a sale price for those places.

What the county house-price number is

The Federal Housing Finance Agency publishes an annual house-price index for Lake County, FL. On FRED that series is ATNHPIUS12069A. The index was 315.49 in 2025, 308.56 in 2024, and 295.49 in 2023 (2000 equals 100; last updated March 31, 2026). That number is for the whole county. It is not a sale price for one city.

The last official daily 30-year rate on this site is 6.81% as of August 28. That is a national rate, not a local lock. Use the payment calculator only as a payment shape. The result is not an approval.

What Census vacancy can say

The 2023 1-year estimates were a 0.9% homeowner vacancy rate and a 9.2% rental vacancy rate. Those are housing-unit rates for the whole county. They are not an office or retail vacancy rate, and they are not a vacancy print for one city.
