What should a manager count on the first weekday of the meeting week?

Count holds that expired, applications that still have not funded, keys that already went out, and units that are still dark. Put them in different columns. A full Monday tour list can look like a full building. It does not become occupancy until a lease is executed and rent is collected. Friday already said a key handoff is not a full month of rent. Thursday already said a signed application is not first-month cash.

Quote the rent roll: notices, vacant days, concessions, collected rent, and holds that have not become cash. If a prospect asked to wait until after the statement, that is a courtesy. It is not Census vacancy.

This publication does not manage buildings or write leases. Show the owner the holds and the still-dark units. Then decide whether asking rent, concessions, or vendor schedules have to move on a sourced tape, not on a Monday promise about Wednesday’s vote.
