A Tuesday notice during the meeting is not occupancy

Last updated:

Tuesday’s operations note is about the notice someone dated because the committee convened, not about inventing occupancy. Monday already said a hold that waited for FOMC week is still a hold. Today a resident or a prospect wants to wait one more day for Wednesday’s statement. A notice is a file. A renewal that has not funded is a file. Occupancy is a signed lease and cash that posted. Census HVS did not update because day one opened. The purchase-rate tape this desk can name is 7.17% as of September 14. That is tenure color. It is not Unit 2B.

Tenure context is a purchase tape, not occupancy

6.81% as of August 28 can explain why some households stay. It is not a vacancy rate. Count notices, vacant days, and collected cash on the rent roll.

What should a manager count on FOMC day one?

Count notices dated today, renewals that still have not funded, holds that already expired, and units that are still dark. Put them in different columns. A stack of Tuesday notices can look like a turning building. It does not become occupancy until a lease is executed and rent is collected. Saturday already said a courtesy hold is not a lease. Friday already said a key handoff is not a full month of rent.

Do not drop in 7.17% as a vacancy rate. That is the last cited purchase-mortgage daily index as of September 14. This desk has not sourced this afternoon’s coupon. Do not drop in 6.76% as collected rent. That is Freddie Mac’s weekly 30-year as of September 10. BLS CPI rent still waits on a print this desk has not sourced. When that series is cited here, it is national lease inflation, not Unit 2B’s notice.

What this desk will not invent because the committee is in the room

This desk will not publish a city notice-conversion index, a meeting-day traffic print, or a made-up HVS figure. Quote the rent roll: notices, vacant days, concessions, collected rent, and files that have not become cash. If a resident asked to wait until after the statement, that is a courtesy. It is not Census vacancy.

This publication does not manage buildings or write leases. Show the owner the notices and the still-dark units. Then decide whether asking rent, concessions, or vendor schedules have to move on a sourced tape, not on a Tuesday promise about Wednesday’s vote.

FAQ

Does a Tuesday notice written during the FOMC mean occupancy changed?

No. A notice is a file. Occupancy is a signed lease plus first-month cash collected on the rent roll.

Did HVS publish because the FOMC opened?

No. Census HVS is a quarterly weekday survey. A Tuesday notice is not a print day.
