Labor Day does not extend the notice unless the lease says so

Sunday’s operations note is about the date on the notice, not about inventing a vacancy print. Labor Day is Monday, September 7. Some residents will assume a holiday pushes a 30-day or 60-day clock. Most residential leases count calendar days, not business days, unless the document says otherwise. Census HVS did not update because it is a holiday weekend. The rent roll still has the notice date you already logged.

What should a manager do with a notice that hits the holiday?

Read the lease. If it counts calendar days, Monday counts. If it requires delivery on a business day, Tuesday is the first day the clock can start or end. Do not invent a city custom. Quote the file. Saturday’s note already said vacant days do not pause. Today’s point is the notice clock, not the dark-unit column.

Do not drop in 6.81% as a notice-extension rate. That is the last cited purchase-mortgage daily index as of August 28. Do not drop in July’s payrolls decline of 23,000 as a reason to waive the date. That is a jobs count. August’s Employment Situation has not been sourced here.

What belongs in a Sunday owner packet?

List notices that expire on or next to Labor Day, notices that start on Tuesday, and vacant days already accruing. Separate them from asking-rent changes you have not collected. BLS CPI rent of primary residence still waits on the CPI calendar. This desk will not invent a same-store number for a city it did not survey.
