Sunday’s housing note is about the close date, not about inventing a sales print. Labor Day is Monday, September 7. County recording offices are closed. A purchase that still needs a deed on Monday does not close because the barbecue started. Saturday’s note split holiday showings from pending contracts. Today’s split is a signed contract from a recorded deed.
What can actually happen on a holiday Monday?
Title can prep. A lender can sit on a file that is already locked. A buyer can walk the house again. The clerk does not stamp the deed. If the contract wrote Labor Day as the record-by date, the file needs a Tuesday date or an amendment. This desk will not invent a local recording-volume number to prove the point.
Payment math for the next buyer is unchanged by the holiday. The last cited daily 30-year is 6.81% as of August 28, plus tax and insurance.
