A closed leasing office does not stop vacant days

Last updated:

Saturday’s operations note is about the clock that does not take Monday off. Labor Day is September 7. A leasing office can close. A make-ready vendor can skip the long weekend. The unit is still dark. Vacant days times daily rent still sit on the owner packet. Census HVS is quarterly and does not print because the holiday started. BLS CPI rent still waits on the CPI calendar.

What should a manager count through Monday?

Count vacant days already used, days the office will be closed, and days you still expect after Tuesday. That is the holiday cost of a dark unit. Thursday’s concession note compared those days with free rent. Today’s point is narrower: closing the office does not pause the first column.

Do not drop in 6.81% as a vacancy rate. That is the last cited purchase-mortgage daily index as of August 28, useful only as tenure color. Do not drop in July’s payrolls decline of 23,000 as occupancy. That is a jobs count this site has already named. August’s Employment Situation has not been sourced here.

What this desk will not invent on a holiday weekend

This desk will not publish a city same-store rent number, a holiday-weekend traffic index, or a made-up HVS print. Quote the rent roll: notices, vacant days, concessions, collected rent. If a resident needed a Friday jobs headline to decide a renewal, Friday’s note already said not to write that letter off 8:30. The holiday does not create a second chance to invent the number.

This publication does not manage buildings or write leases. Show the owner the days. Then decide whether asking rent, concessions, or vendor scheduling have to move on Tuesday.

FAQ

Do vacant days pause on Labor Day?

No. A closed office is not an occupied unit. Count Saturday through Monday in the dark-unit column unless the lease says otherwise.

Did Census publish vacancy for the holiday weekend?

No. HVS is a quarterly weekday survey. A holiday weekend is not a print day.
