Do not write renewals off an 8:30 headline
Last updated:
Friday’s operations note is about the letter you were about to send. The August Employment Situation can include average hourly earnings. That series, when it publishes, is national wage inflation. It is not the renewal you owe Unit 2B. Census HVS did not update because it is jobs day. BLS CPI rent of primary residence still prints on the CPI calendar.
What belongs in a Friday owner packet?
Show notices to vacate, notices to renew, vacant days, and collected rent. If you mention the labor calendar, say the last official monthly payrolls print this site has cited is July, down 23,000, and that August has not been sourced here. Do not drop an invented hourly-earnings figure into every renewal letter.
Purchase-rate context is still tenure color, not a rent number. The last cited daily 30-year is 6.81% as of August 28. A household that cannot buy at that index often stays. That is a file-level fact only after you count the notice.
When would a jobs print show up in occupancy at all?
Later, and only through jobs, wages, or the next purchase-rate index. A resident does not give notice at 8:31 because BLS posted a table. If Friday’s labor print later moves the 10-year and the next mortgage coupon, update the alternative-to-buying conversation then. Most in-place leases do not reprice off a morning release.
This desk does not manage property and does not write leases. It will not invent a city same-store rent number or a building occupancy rate from a national jobs headline.
FAQ
Should I raise asking rent because payrolls print this morning?
No. Asking rent belongs on the rent roll and, for inflation context, on BLS CPI rent when that series publishes. Hourly earnings are a wage series, not Unit 2B.
Did Census publish vacancy because it is jobs day?
No. HVS is a quarterly survey with its own calendar. Friday’s Employment Situation is a labor release.
