Flash PMI is not a housing inventory print

Monday’s housing brief is not a new Census or NAR release. August flash PMI printed 56, the fastest in more than four years. That tells you factories and services picked up. It does not tell you how many existing homes are listed. The last official 30-year daily index is still 6.77% as of August 21.
What did the PMI print actually measure?
Flash PMI is a private activity survey. A reading of 56 for August means respondents reported faster expansion than in July. It is useful for growth and for the rate tape. It is not a substitute for Census New Residential Construction or NAR existing-home sales.
Builders and listing agents will try to treat a hot PMI as proof that buyers are back. Payment math still starts with the last national 30-year index, 6.77% as of August 21, plus tax and insurance. Freddie Mac’s weekly 30-year was 6.65% as of August 20.
Why existing-home supply can stay tight after a growth surprise
Owners who locked 3% or 4% first mortgages do not list into a mid-6% purchase market unless they have to move. That lock-in effect is a rate story. A PMI surprise does not refinance those notes.
New construction is the series that can add units when lots, labor, and takeout financing pencil. Census New Residential Construction is the official read. This note does not invent a housing-starts figure. The next dated post will cite the print when it lands.
