A reopened office is not occupancy

Tuesday’s operations note is about the door that opened and the units that did not. Labor Day could close the leasing office. Today tours can happen and make-ready vendors can return. Saturday already said a closed office does not stop vacant days. Monday already said holiday overtime is opex. Today’s split is first-weekday traffic from occupancy. Activity is not a collected unit. Census HVS did not update because the office unlocked.
What should a manager count on the first weekday back?
Count units that are still dark, notices that already started, and tours booked today. Put them in different columns. A busy Tuesday after a holiday can look like demand. It does not become occupancy until a lease is signed and rent is collected. Sunday’s note already said the notice clock follows the lease. Do not treat a full lobby as a full rent roll.
Do not drop in 6.81% as an occupancy rate. That is the last cited purchase-mortgage daily index as of August 28. This desk has not sourced a newer Tuesday coupon. Do not drop in July’s payrolls decline of 23,000 as a leasing plan. That is a jobs count. BLS CPI rent still waits on the CPI calendar.
What this desk will not invent because the office reopened
This desk will not publish a city traffic index, a first-weekday conversion rate, or a made-up HVS print. Quote the rent roll: notices, vacant days, concessions, collected rent. If a resident waited through the holiday to tour, that is a showing. It is not Census vacancy.
