A published mortgage index is not a lock

Last updated:

Tuesday’s lending explainer is about what Monday’s print is not. The official national 30-year daily index rose 0.01 to 6.78% as of August 24. Tuesday morning MBS was 3/32 better. A published index is a survey of top-tier pricing. It is not a lock period, not a credit decision, and not an application this site will take.

What does a 6.78% daily index include?

Mortgage News Daily’s daily index describes a top-tier 30-year fixed from reporting lenders. Credit score, down payment, occupancy, property type, points, and lock period can all produce a different APR. Freddie Mac’s weekly 30-year was 6.65% as of August 20. Weekly and daily surveys can disagree.

Tuesday morning’s 3/32 MBS improvement can fade before the next official print around 4 p.m. ET. Do not treat an opening-bell move as the day’s index.

What this publication will not do with that number

Fast Home Loan Daily will not turn a 6.78% headline into a personal quote. It will not take an application. The payment calculator estimates a shape. The result is not an approval. If a household needs a lock, that conversation happens with a licensed originator somewhere else.

FAQ

Is 6.78% my mortgage rate on August 25, 2026?

No. 6.78% is the last official national daily index as of August 24. Your APR depends on the file and the lock.

Does Fast Home Loan Daily lock rates?

No. This site is a publication. It does not originate loans or take applications.
