A leftover Tuesday tour is not a Wednesday lease

Last updated:

Wednesday’s operations note is about the people still in the lobby, not about inventing occupancy. Tuesday’s first weekday back can leave a tour backlog. Those callbacks land today. Tuesday already said a reopened office is not occupancy. Today’s split is leftover traffic from a signed lease. A Wednesday walk-through is a showing. Occupancy is a collected unit. Census HVS did not update because the backlog moved to midweek.

What should a manager count on a backlog Wednesday?

Count leftover Tuesday tours, new Wednesday walk-ins, applications started, and units that are still dark. Put them in different columns. A full calendar after a holiday can look like demand. It does not become occupancy until a lease is signed and rent is collected. Saturday already said vacant days do not pause. Do not treat a stacked showing sheet as a full rent roll.

Do not drop in 6.81% as an occupancy rate. That is the last cited purchase-mortgage daily index as of August 28. This desk has not sourced a newer coupon. Do not drop in July’s payrolls decline of 23,000 as a leasing plan. That is a jobs count. BLS CPI rent still waits on this week’s inflation calendar. When that series publishes, it is national lease inflation, not Unit 2B’s application.

What this desk will not invent because Wednesday looks busy

This desk will not publish a city conversion rate, a midweek traffic index, or a made-up HVS print. Quote the rent roll: notices, vacant days, concessions, collected rent, and applications that actually signed. If a resident toured Tuesday and comes back today, that is still a showing until the lease is executed.

This publication does not manage buildings or write leases. Show the owner the backlog and the still-dark units. Then decide whether asking rent, concessions, or vendor schedules have to move on a sourced tape, not on a leftover tour list.

FAQ

Does a Wednesday tour backlog mean occupancy is up?

No. Leftover tours are a backlog. Occupancy is units collected on the rent roll. Keep them in different columns.

Did HVS publish because midweek traffic picked up?

No. Census HVS is a quarterly weekday survey. A leftover Tuesday tour is not a print day.

The August 30 rate note placed PPI and CPI in the week after Labor Day. This desk has sourced neither print. Keep 6.81% as of August 28. Neither series is a lock.
PPI can print this week. That is an input-cost index, not a 10-year close and not a cap rate. Keep 4.73% from August 28 until a dated curve is sourced.
Agents can load Labor Day leftovers onto the MLS on a Wednesday. That is sheet flow, not NAR months of supply. Listings still face 6.81% as of August 28.
